Better Home Manager handles residential property management end to end — from pricing a home before it is listed through to the day a tenant hands the keys back.
Getting the property ready
- Condition walkthrough. A room-by-room review of the property, photographed and written up, so there is a documented starting point before a tenant ever moves in.
- Rent pricing. A realistic rent range based on what comparable homes in the same area are actually leasing for — not what a national estimate tool suggests.
- Make-ready punch list. A prioritised list separating what genuinely needs doing before listing from what can wait, with the reasoning for each.
Finding and placing a tenant
- Listing and photography. The property listed with photographs that show it accurately, written up so the right applicants self-select in.
- Showings. Scheduling and running showings, including evenings and weekends when that is when applicants can actually come.
- Applicant screening. Written criteria applied identically to every applicant, covering income verification, rental history and background checks.
- Lease preparation and signing. Lease paperwork prepared, walked through with the tenant, and executed — with a documented move-in condition report.
Running the property
- Rent collection. Rent collected and followed up on a set schedule, with late situations handled early and consistently rather than allowed to drift.
- Maintenance coordination. Tenant requests triaged as they arrive, scheduled with local trades, and followed through to completion — not just dispatched and forgotten.
- Seasonal checks. Periodic property checks timed to catch the problems that come with each season while they are still small and cheap.
- Tenant communication. The day-to-day back and forth with your tenant, handled so it does not land on you.
Keeping you informed
- Activity reporting. What happened at the property, what it cost, and what is scheduled next, in plain language.
- Record keeping. Invoices, inspection reports, lease documents and correspondence kept organised and available when you need them — including at tax time.
- Turnover management. When a tenant moves out: condition comparison against move-in, deposit handling, make-ready coordination, and re-listing.

Saying no to these is deliberate. They are a different job with different demands, and doing them alongside houses would make both worse.
